3D VISUALIZATION AND MODELING

Modern technologies now offer the ability to provide prospects and citizens with a view into what a site will look like following development. For high profile industrial development prospects or large retail projects, sales presentation that include advanced visualizations and “fly through” simulations are often deal closers.

We have found that the ability to use these technologies in public hearings or with the press often dramatically reduce opposition to the development. The ability to provide a 3D environment where a citizen can move the viewpoint to their property and move around an interactive environment to “see” what the development will look like from their property often is sufficient in diffusing opposition.

For prospects, both industrial and commercial, the ability to visualize the site once they have occupied it can be a large incentive to select a particular site. This can be particularly true for challenging site developments where soils, slopes, wetlands, other environmental constraints must be incorporated into a site plan.
